Lodger Agreement

A lodger agreement (excluded licence) is used when someone rents a room in your main home, where you (the resident landlord) also live. Because the lodger does not have exclusive possession of the property, this is NOT an Assured Shorthold Tenancy. Lodgers have fewer statutory protections, and you can end the arrangement with reasonable notice without a court order. Eligible for the Rent a Room scheme (£7,500/year tax-free).
